We’re often asked……. Does bathroom remodeling add value to my home? The answer is a resounding YES!!!
Bathroom remodeling in Knoxville is among the top three remodeling projects that create genuine ROI (Return on investment) for homeowners.
When done right, using quality materials mid-range bathroom remodeling projects have on average a 70% rate of return, while upscale renovations have on average 60% return. Bathroom remodeling makes up about 45% of home renovations in Knoxville, and a bathroom remodel can be a great way to create an increase in home value
The focal point of any bathroom is the shower and/or the tub, so it should be no surprise that shower remodeling can offer a high ROI. If you’re remodeling your master bathroom, replacing your tub with a large walk-in shower can raise your home’s value, when done with premium materials like tile or aqua-lock wet wall systems. Remodeling a shower using acrylic panels cut to size onsite typically offers little to no ROI. If you must use acrylic for your shower, at a minimum use a molded set that snaps together in the corners. These units are made by virtually every manufacturer like Delta, Kohler and American Standard.
Don’t fall for “the big lie” often told by shower remodeling companies about custom made parts for your bathroom. Here in the real world tubs and showers are in standard sizes. They always have been and always will be. Homebuilders build bathrooms with standard size tubs and showers. Imagine that!!
As a longtime bathroom remodeler I can honestly say the only exception to that rule is with drop in tubs. While the drop in tub will still be a standard size the alcove will be larger to accommodate the tub deck but can easily be resized to fit the standard size tub or shower.
Other contributing factors of a bathroom remodel that can increase a home’s value include updating worn out items like flooring, towel bars and other accessories. Modernizing fixtures such as the toilet, vanity and faucets create a more functional space. Don’t forget about lighting!
